What do I need to buy a property in Spain?
There are a few things that you need to organise before you complete the purchase of a property in Spain.
NIE Number (Número de Identidad de Extranjero): A tax identification number for foreigners required for all transactions.
Spanish Bank Account: Crucial for paying taxes, utility bills, and transferring funds.
Documentation: Valid passport, NIE, and, if applicable, proof of income and funds for mortgage approval.
Legal Representation: An independent lawyer to handle due diligence, verify ownership, and check for outstanding debts.
Funds: Budget for the purchase price plus 10-15% for taxes (ITP or VAT), notary fees, registration fees, and legal fees.
Reservation Contract (Arras): A deposit, often around 10% of the property price but this can be discussed with the vendor, to take the property off the market.
Property Documents: Ensure the seller provides the Escritura (title deed), recent IBI (property tax) receipts, and an Energy Efficiency Certificate. As conscientious estate Agents, we would ensure that all of these documents are in order before the property goes to market.
