The inland Andalucian landscape is frequently punctuated by solid, whitewashed cortijos surrounded by their own land and with a character and patina that only comes with age. There is something evocative about the thick walls that meld with the rugged surroundings and this property is no exception.
Originally two large farmhouses, the property has been united to create a single large unit with accommodation for guests. Over the past 5 years, the building has been sensitively restored and is now operating as a very successful tourism business. Ostensibly a boutique Bed & Breakfast, the property has been used as a retreat centre, turning over approximately €140,000 per annum. It sits at the centre of a sustainable tourism network, encouraged by the local town hall, and neighbours provide horse-riding, vineyard tours and walking tours of historic Baza.
As well as being a Bed & Breakfast and retreat centre, the owners run popular afternoon tea events and they have a fully licensed catering kitchen.
As a tourism business, the property is now on the map and there are still plenty of opportunities for the new owners to adapt, extend and arrange both interior and exterior spaces to further enhance business prospects.
The main guest accommodation is in one half of the property:
Ground Floor
Striking entrance hall with stairs to the first floor and doors into the two main guest reception rooms. These are currently both used as dining rooms, but one could be furnished as a very elegant sitting room.
On the ground floor, there are two bedrooms and a bathroom/wetroom, currently used a private apartment but was designed to be additional guest accommodation.

First Floor

Beyond the gardens, there is farmland and a private wood; the property has one 90 olive trees and 20 almonds and there is potential to grow much more. There are two springs, one of which feeds into a large water deposit (this replenishes the swimming pool).
The business model at present is centred on facilitated retreats. The owners currently charge €8,000 per retreat and this year they are running 2 retreats per month for 9 months, turning over €144,000. Additional income is then generated from Bed & Breakfast guests and day events.
In summary, this is a sound business venture in a characterful property that still has a lot of potential for further income generation.
LOCATION
The BBC One programme, ‘Amanda and Alan’s Spanish Job’ was filmed across Andalucia throughout the summer of 2024. Amanda Holden and Alan Carr bought an abandoned village house in Moclín through Granada Village & Country, and the historic village was the main focus for the programme, following Alan and Amanda’s progress as they restored the property.
