On the site of the original Cortijo de Pitel, in the river valley between Moclín and Tózar, a new property was nearing completion. There can be few more picturesque locations: a flat plot surrounded by mature trees and surrounded by gentle landscapes that soon sweep upwards to create magnificent mountains. This is an area that has been shaped by thousands of years of history. Human remains dating back 23,000 years were recently discovered in the nearby Cueva de Malalmuerzo; other cave complexes contain neolithic cave drawings; an archaeological site in Tózar is still being excavated to uncover a Mózarabe village and cemetery and a neolithic tomb.

The Torres Atalaya (14th Century Watchtowers) that dot the surrounding hills have just been featured in a series of fictional stories about the history of the these defensive Moorish look-outs, and the 13th Century Moclín Castle is inextricably linked to the history of Granada and the Alhambra.

The existing property on the site consists of two parts: a ruin of the former cortijo and the more contemporary mill-house that has subsequently suffered at the hands of the elements. This is a project, as half of the the more recently constructed house is no longer structurally sound and it may be more straightforward to use the existing footprint to rebuild the property from the foundations up.

The house that was most recently constructed has 3 large reception rooms, a separate kitchen, 4 bedrooms and 3 bathrooms and that is without any work being done to the ruined cortijo. This latter part of the property could be restored to create another 3 or 4 bedroom house for holiday rentals, perhaps.

Outside, there are additional outbuildings (one of which was clearly earmarked to house the oil tank for the central heating system), and a very large water deposit. Terraces, patios and the delightful garden were an integral part of the overall plan.

PURCHASER INFORMATION

Purchasers need to budget for between 8 - 10% of the purchase price to cover taxes and legal fees. This includes a Purchase Tax* of 7% of the purchase value of the property, and this is payable by the buyer within 30 days of completion of the purchase. The buyer is also responsible for their own legal fees (typically 1% of the purchase price), Notary fees (in the region of €800) and land registry fees.

*New-build properties are exempt from Purchase Tax, but 10% IVA (VAT) is payable on the purchase price.
