This property is definitely one of a kind, and sits on its own plot in a hugely characterful corner of the Barranco del Abogado, sitting high above the Realejo. The area has a feeling not dissimilar to that of the Barrio de Sacromonte; it feels real, and historic, and imbued with a sense of the spirit of Granada. The tiny street is like a little community all of its own, with a heart and an independence and yet the Campo del Principe - the heart of the Realejo - is just 8 minutes walk down the hill.
The views from this quiet corner are, without doubt, some of the best in the entire city. Visitors go to have a drink on the terrace of the nearby Alhambra Palace Hotel to enjoy these same views. Concerts are held on the patio of the Auditorio Manuel de Falla, and these views are just the same. Panoramic is the word that best describes the scenes that stretch from the Sierra Nevada right round to the sunsets beyond the Alhambra, taking in the city of Granada including the magnificent Cathedral.
The property itself is a home that keeps on giving in unexpected places.
Ostensibly an apartment (as the accommodation is on the ground floor of a house, and the upper floor is separately owned) the property owns all the land surrounding it as shown on the escritura (a plot of 1,062 m2). There is a separate garage, a large plot of urban land, a spacious terrace with breathtaking views and a separate little studio at the top of the property, accessible via Calle Nuevo del Cementerio. This studio in itself could be stunning - a cube with panoramic views and a roof terrace above that best catches the sunsets over the Alhambra.
There is something magical about this charming corner of Granada. It’s not perfect, but it could very easily be: an oasis with a crows nest-like position taking in the spectacle of the city below.
There are three front entrances to the apartment and inside there are aspects of Sacromonte cave living, as the rear wall sits in the hillside behind. Everything is oriented around the stunning views.
Accommodation
Large living/dining room with an open fireplace. Separate kitchen with a walk-in larder/pantry.
Family bathroom.
Patio with a pergola above; separate, small utility room. At the rear of the patio there is a cave room and it is easy to imagine spontaneous flamenco being performed here in the past.
On the opposite side of the living room, there are three interconnecting rooms that can be used as either bedrooms and another reception room, or 3 connected bedrooms. One of the bedrooms has an ensuite shower room, and there is a lobby with a double wardrobe. One of the bedrooms also has a door to the front terrace.
Outside.
The plot wraps itself around the whole property, but the bulk is to the front and one side.
There is a parking space immediately in front of the apartment and then a steep driveway down to a garage that sits beneath the terrace - a fabulous storage room that could be converted into additional accommodation if needed.
From the spacious terrace, there is a gate to the plot of land. The plot is steeply sloping, but this can be tiered or there is an option of building a deck that projects out over the land. There is a small existing building on the plot, possibly an old hut for livestock.
The land includes the lane that runs down to the house and up behind the building to the studio. The stairs to the studio are gated, but this little cube of a building could be such an exciting space as it hse the most fabulous views, and the flat concrete roof could be made into a magical terrace.
