This is a real gem of a village house, clearly once the property of a well-respected family as it has all the elegant proportions of a classically designed home.

On the face of it, the property appears to be a double-fronted town house but it also comes with the little house attached next door, and there are many possibilities to create an income opportunity, family home or holiday rental properties. The house is built on the mountain rock so is structurally sound but there is still work to be done to organise and style the accommodation.

The house retains many original features - it was built in 1900 - including some beautiful tiled floors and an open fireplace in the kitchen.

On the ground floor, there is a large reception hall with a wide staircase leading to the first floor. Kitchen with open fireplace and original storage cupboard. Both the hall and kitchen have original tiles on the floor. To the left of the hall, steps lead into the cottage next to the main house and there is a living room, bedroom and bathroom. This part of the house could easily be separated off as a self-contained house for rental.

On the first floor, there is a lovely drawing room that could be used as a bedroom. Double doors into a large bedroom. These rooms have beautiful French windows overlooking Calle Real. In the cottage part of the property there are a further two bedrooms.

Next to the hall on the ground floor there is a staircase leading down to the cellar below the main house. This is where the horses were kept in a previous life and they are rich in character just waiting to be converted into additional accommodation, and with access onto the patio garden at the back. There are two large areas here, both with doors onto the garden area.

Beneath the cottage is where the pigs and chickens used to reside! Again, two lovely areas waiting to be converted.

There is a little cloakroom with WC attached to the back of the house, but this might be best removed.

The triangular patio garden is deceptively spacious and there is a lot that could be done here. It has been suggested that the entire area be covered over to create a vast garage with access from the street and with a large roof terrace above, accessible from the first floor of the house. Alternatively, the patio can be retained as is, perhaps with a small plunge pool, and a balcony added at first floor level. There are many, exciting options.

The property is in the heart of the village of Moclín, opposite a small public square and looking up towards the church and the 13th Century castle. It is a great village location, and close to the bar in the main square, the small supermarket and other village amenities.

Granada city is about 40 minutes drive away. The second Granada ring road is due to be completed shortly and this will bring access to the coast to within an hour’s drive from nearby Pinos Puente.
